A = one of the strongest choices in this shortlist for that factor. B = generally acceptable / middle of the group. A minus or plus distinguishes meaningful differences within a letter grade.
Water: most municipal-water homes in the valley use the same regional Lake Mead/Colorado River system, so this grade is not a claim that one neighborhood has dramatically purer source water. It also reflects known septic/public-sewer differences and older-property infrastructure uncertainty. Whole-house softening plus point-of-use reverse osmosis can materially improve practical drinking-water quality.
Appreciation: a relative judgment based on land scarcity, lot quality, replacement supply, architecture, location, buyer appeal and purchase basis. It is not a guaranteed forecast.
The ranking favors homes with durable attributes that cannot easily be remodeled into existence: larger or scarce lots, privacy, single-story layouts where valuable, garages, central or desirable location, public infrastructure, and broad future buyer appeal. It penalizes unresolved flood/fire/septic issues, very small lots at luxury prices, heavy reliance on new-build finish premiums, and privacy that could disappear through future development.
